Lease-Back or Lease-to-Own:
M-13 Construction has over 15 years of experience in providing both construction and long-term financing for clients who are looking to simply lease a facility or who wish to lease with an option to purchase.
Design-Build:
A popular choice in today’s construction market for the client who knows in theory what they want, but needs the help of an expert to make it a reality. With just some basic details- overall size, functionality, perhaps the desired style or look- M-13 Construction will go to work with its team of architects and engineers to provide the perfect design and finished product. From concept to reality, M-13 can take care of it all.
Cost-Plus:
A great option for clients who are looking for the best possible price. In this scenario, M-13 Construction will provide an estimated budget based on bids from qualified subcontractors and a thorough understanding of the project. Accounting records are open to the client and any savings achieved accrue to the benefit of the client.
Lump-Sum:
An alternative for the client to whom a firm price is the most important aspect. Under a lump-sum contract, M-13 Construction assumes both the risk of exceeding the contract price and the benefit of any savings achieved.
Construction Manager:
For a varying percentage of the overall contract amount based on the services desired and provided, M-13 Construction can provide any or all of the following: on-site supervision, management of subcontractors, review of plans, submittal processing, budget analysis, testing and inspection services, accounting and compliance with funding requirements, to name just a few.
Hard Bid:
In certain circumstance, particularly with government or large corporate clients, it is most cost effective to use the same plan from one location to the next. M-13 Construction is very experienced in hard bids and consistently provides competitive pricing.
